What happens when you bundle: the listing-to-close handoff
When you purchase the Listing + TC Bundle ($595 total), the same file runs from listing prep through closing without a re-intake step. You get the listing-launch work first, then transaction coordination starts the moment an offer is accepted — same file ID, same record, same point of contact.

At launch — $249 due
Phase 0 (Listing Launch) starts. I run the full Listing Launch Standard scope: intake, disclosures, vendor scheduling, MLS launch admin. The listing-portion fee is invoiced at listing-live confirmation.

During the listing window
I track showing feedback, log offers as they come in, send weekly seller updates, and coordinate any active-listing changes (price, copy, status) with broker-approval evidence on file.

At executed contract — $346 due
When you accept an offer, the file converts to seller-side TC automatically on the same record. Phase 0 closes; Phases 1–10 of contract-to-close TC begin (key dates, vendor coordination, pre-close audit, closing-day support, post-close archive). The TC-portion fee is invoiced at executed contract.

Through closing
Same file, same point of contact, same checklist running end-to-end. No re-intake, no duplicate paperwork, no handoff between vendors.
If your listing terminates without converting to a contract, the listing-portion fee at launch is still earned per the signed service agreement; the TC-portion fee never bills.
Compliance and boundaries
I provide listing coordination as administrative support for licensed real estate agents and brokerages. You remain responsible for pricing, listing strategy, seller advice, MLS accuracy, advertising approval, negotiations, and brokerage compliance. I help organize, track, coordinate, and document the listing process. MLS submissions are made only from broker-supplied data; I do not solicit listings, prepare promotional materials, advise on pricing, or negotiate listing terms.

Will you talk directly to my seller?
Yes, with your permission. On Listing Launch Standard / Rush and the Bundle, I send seller checklists, document reminders, scheduling notes, and “listing live” updates. You stay the primary relationship; I handle the back-office follow-up.
What do I need to send you to get started?
Signed listing agreement, seller contact info, property details, target launch date, brokerage requirements, broker-supplied price and copy, and any disclosures or HOA documents you already have. The intake checklist tells you exactly what's needed before we start.
What if my MLS or brokerage doesn't allow assistant access?
I'll prep a complete listing data sheet from broker-supplied info and route it to you (or to an authorized assistant on your team) for entry. Listing Launch Lite is a good fit when MLS submission has to go through you directly.
How does the Listing + TC Bundle convert at contract?
When you go under contract, the listing file flips into seller-side transaction coordination automatically. Phase 0 (listing launch) closes; Phases 1–10 of contract-to-close TC begin on the same file. One file, one timeline, one point of contact for you.
Do you handle expired or withdrawn listings?
By request. I can archive showing feedback, organize seller-update history, and prepare files for re-list or release. This is hourly add-on work; quote on request.
